I’m putting in MLS today a new listing at 47 Mill Road in North Hampton. This has been a fun experience watching this home transform. The homeowners asked me over to their house about a year ago and we discussed their house, their plans and the real estate market. Much like my sellers from 49 Dennett St they were fun and cooperative and I enjoyed watching this house evolve.

There has been much progress at my new construction listing at 94 Beech Ridge Road in Eliot Maine. The photographer just came back from taking some new photos. He did a nice job showcasing the fireplaced, the finished kitchen and the cherry hardwood floors.

Recently I read a Florida Realtor’s blog offering 10 tips on preparing your house for sale for less than $100. Inspired by this I’m hoping to offer a series of 50 blog posts with inexpensive ways to prepare your home that won’t break the bank. I think 25 suggestions is a bit of an undertaking but I’m going to give it a shot.
In the spirit of “Two Broke Girls” the Monday night sit-com where two broke waitresses are trying to earn money to open a Cup Cake shop and each show ends with how much money they have earned or loss to date, I’m going to try too keep a running tally.
Let’s start with window washing. A Stager I work with has a Mother that sells real estate in New Jersey. Her mother insists that all of her sellers wash their windows even if they won’t do anything else. Interesting tactic and one I can’t argue with. Clean windows let in a lot of light and suggest that the homeowner is on top of rudimentary maintenance both are positive selling features.
The fastest way to wash your windows would be to hire someone to do it. The next fastest way would be a bottle of Windex, a sponge and a squeegee but we are going for inexpensive. Combine 8 parts of water with 1 part vinegar and a dash of liquid dish soap to make a simply spray cleaning solution. Dig out those newspapers from the recycling bin and spray and wipe those windows.
Just a heads up, if you’ve never washed with vinegar before you may find there is a build of of commercial cleaners on the windows and if you haven’t mastered the art of avoiding streaks you may just want to consider buying that squeegee.

Just recently I sold my listing at 728 State Street in Portsmouth New Hampshire for $216,000. It was a cash transaction and a very amicable transaction at that. The buyer’s were happy that they made a “good buy” and the Seller was relieved to no longer own a vacant property.
During the sales cycle I ran a consumer feedback survey and I wanted to share with you the results as it’s always interesting to read the data. It allows me the opportunity to assess marketing and how I can improve/expand on it.
You are welcome to poke around the charts featured below but in summary what caught viewers attention to this downtown Portsmouth NH condo was the location in Portsmouth, NH and the photos. The key selling features of 728 State St included the proximity to downtown Portsmouth NH, Location in Portsmouth, Price and the State St neighborhood. Surprisingly the 1 car garage didn’t hold as much appeal as I had anticipated when first listing this condo. Viewers were evenly split between thinking it was worth either less than $200K or between $200K - $225K. And ultimately, the viewer decided not to make an appointment to see this condo because either they were just looking at real estate, just getting a feel for the market or waiting for the price to reduce.

There is an old real estate saying…”There is no bad real estate just bad pricing.” Unfortunately this would apply to 120 Kane Street. It’s a tough location tucked in behind the porn shop and route 1 by pass. I’m not sure at what price I would recommend for a buyer of mine to purchase the house located 120 Kane Street in Portsmouth NH. Hmmm something to ponder.

If you are in the Eliot Maine area this weekend or even perhaps at the Kittery Trading Post Fish and Turkey Extravaganza stop by my open house at 93 Beech Ridge Road.
