It’s always a busy week when rolling out a new listing and this week was no different as we came on the market with 17 Christina Drive in Raymond NH.  John never lets us down with his photography and the Sellers went the extra mile to make their home shine for the market.

I put a new listing on the market late last week.  It’s a delightful condominium located at the popular Pheasant Run Association off of Route 33 in Stratham, NH.  This unit breaks all the traditional marketing rules; however,  I’m excited for this home as it has been meticulously cared for and loved having undergone a number of upgrades and updates during the time the current owner has occupied it.  The kitchen has undergone many upgrades including stainless steel appliances, tile flooring & laminate counters. If you are a parent of a teenager who has experienced having your yard toilet papered, forked, filled with orange constructions cones you may appreciate what I saw on Dennett St in Portsmouth, NH.  When I’m driving around Portsmouth, NH I  take many of the same streets to get thru town.  One of those streets is Dennett Street and I’ve enjoyed watching Dennett Street brighten up with the spring colors.  The lawns are certainly greener and all those forsythia bushes have bloomed.

Yesterday, I was taken aback by something completely unfamiliar to me: a flock of pink flamingos squatting on a Dennett Street homeowner’s lawn not far from the New Franklin School.  I had to turn around and make a closer examination. This homeowner had been Flocked! And evidently the “Flocking” is the work of the youth group associated with South Church.  I think this is a pretty clever way to garner donations for the church:  it’s conspicuous and fun. It certainly brings attention to your home: much like a For Sale sign does.

 

 

 

 

 

 

 

 

 

I’m always pleased when I am able to sit down at the Closing Table with a Seller.   My listing at 13 Birnum Woods in Stratham was no exception.

This house had been on the market previously but never resulted in a successful sale.  In order to bring a fresh approach to selling this home I brought in stager Kate Myhre who worked with the Seller and whipped the house into shape.  Further I brought over my super star of a photographer who’s photography along with a fresh marketing piece resulted in the phone ringing off the hook.  This home was shown over a dozen times and received multiple offers enabling the seller to put this under contract in just 81 days.   Coincindentally, I listed this home for sale at $299,000 and closed for the very same amount.

The team is hosting two weekend open houses this weekend.  Saturday morning you’ll find us at 73 Prospect Street in Portsmouth, NH from 9:30am to 11:30am and then in the afternoon from 12:30 to 2:30pm at 23 Boxwood in Dover NH.

The next tip in the Preparing Your House for Sale series is an obvious one.  Decluttering!  It can be painful but it’s necessary.  While my first post referenced an agent who believed in washing your windows if you did nothing else I believe if you do nothing else declutter until it hurts.

Let’s face it.  In the real estate market in the Seacoast of NH and Maine we are selling lifestyles and sometimes you are selling a lifestyle that no one can achieve.  Clutter brings out negative thoughts in buyers as it makes them question if there is enough room for all their things.  It’s also distracting.  It’s hard to sell to negativity.

Decluttering can be overwhelming.  There are people out there that earn a living by helping you declutter but again we are going for cheap and inexpensive.  When decluttering start with one room at a time.  Work on emptying/clearing all horizontal surfaces including floors. If items are not going to be part of the overall design scheme box it up and store the box(s) in a closet, basement, attic or set aside space in your garage.

Keep in mind when decluttering that we aren’t asking you to clean yet so don’t get distracted by cleaning.  Just focus on getting the clutter out of there.

A Bean Group agent just listed 230 Broad Street in the Little Harbor School district in Portsmouth, NH.  This will get the phone ringing and people chomping at the proverbial bit.  The Little Harbor area of Portsmouth is a highly desired area of town and with a $437,500 price point it will attract a wide audience of buyers seeking to be in this location.  With just under 1400 sq. ft I’m questioning the value versus price but will reserve judgement until there are some interior photos and/or I have an opportunity to attend the open house that’s being held on Sunday, April 1st, 2012 from 11:00am to 2:00pm.
